Building a luxury or prestige home doesn’t need to be a stressful experience. At Imperial Homes, we guide owners through the building process, working with you every step of the way. We will keep you informed and involved in the construction of your home.
Initial Meeting
At the initial meeting our aim is to gain a thorough understanding of your needs, including the type, size and style of home, the number of bedrooms and bathrooms, and lifestyle features you have in mind. We’ll also discuss your project budget and completion timeframe.
It is extremely helpful if you have photos or examples of homes, particular features and/or finishes that you have seen and may like to see incorporated into your home.
This valuable insight enables us to explore potential options with you.
Intro to the architect
Once the style and budget estimate are confirmed, we will introduce you to an architect if you don’t already have one.
The architect will already be aware of the information we discussed at the initial meeting but will ask more specific questions about aspects of the style you are seeking and, using their wealth of experience, help you visualise and articulate what you require in greater detail.
Based on the information provided, the architect will determine what building materials are most suitable and provide options and suggestions.
By the end of this meeting a design scope will be agreed and the architect will have sufficient information to begin drawing up plans for the property.
Review Plans
At a subsequent meeting we will present the plans as drawn by the architect. These drawings will conform to the requirements and specifications outlined at the previous meeting with the architect.
We will explain the drawings in plain English and discuss any alterations and their impact to the overall design and budget.
At the end of meeting we will have agreed to a final design and will set a date to meet again to present our quotation.
Presentation of quotation
The purpose of this meeting is to present our written quotation and discuss any questions you have. If required, we can consider changes to the design to accommodate budget requirements. However, by the end of the meeting we hope to be in a position to present a contract to you.
Sign Contract
This meeting should be a formality. We will have already agreed on the design and discussed the price. The contract should have been presented to your legal representatives for approval and all we need to do is sign-off the documentation.
Build House
After the contract has been signed, we begin the development process. This process is managed entirely by our team. You will have the opportunity to review progress and offer constructive input into the process.
Handover meeting
Whilst we will have met regularly throughout the building process, we will have a formal handover meeting when completion nears. At this meeting we review the work to date to verify compliance with the original specifications, determine any outstanding issues that need to be resolved and identify a date for final handover.
Official Handover
We take great pride in handing over your home to you, knowing that we have delivered on every one of our agreed promises. At this point the handover papers are signed and the home becomes yours.
